The Sun Life Canadian Commercial Mortgage Fund is managed and distributed by Sun Life Institutional Investments (Canada) Inc.
Canadian commercial mortgages are sourced and managed by the same experienced professionals that are responsible for the Canadian commercial mortgages portfolio in Sun Life Assurance Company of Canada’s insurance General Account.
Investment Objective1
The Fund seeks to provide income while preserving capital over the long-term, by investing primarily in a portfolio of first mortgage loans and construction financing loans secured by properties located in Canada.
Investment Strategy1
To achieve the investment objective, the Fund invests primarily in a portfolio of fixed-rate first mortgage loans secured by high quality income-producing office, retail, industrial and multi-family rental properties located in Canadian urban markets. The Fund invests in mortgage loans secured by properties located in growing metropolitan areas and to qualified, financially strong borrowers with expertise in the ownership, management and operation of commercial real estate and/or multi-family rental properties.
Each commercial mortgage asset that is purchased or held by the Fund is subject to a rigorous, in-house loan analysis and periodic review, as well as an independent credit risk review. Our scorecard risk rating system has been developed in consultation with external third-party firms, and only commercial mortgages that receive an investment grade rating through this system may be purchased by the Fund.
